CANADIAN COUNTY SELLER GUIDE
Start with the property type—not a countywide average
Canadian County includes conventional subdivisions, newer developments, established in-town homes, acreage and rural or semi-rural properties. Those categories do not share one reliable pricing formula. A countywide number can describe a broad area, but it cannot account for the individual property’s municipality, setting, land, utilities, improvements or buyer alternatives.
Confirm jurisdiction and property records
Determine whether the property is within a municipality or an unincorporated area, then use the appropriate offices for land-use and permit questions. Review parcel and recorded information early. Address discrepancies involving square footage, additions, legal description or ownership before those issues interrupt marketing or title work.
Document water, wastewater and utilities
Do not assume every property has the same services. Where a private well or onsite septic system is present, gather available installation, maintenance, testing and service records and discuss appropriate inspections. Identify utility providers and systems accurately without promising capacity, condition or future availability.
Explain land, structures and comparisons
For acreage, collect any survey, access information and facts about shops, barns or other structures. A Yukon subdivision sale should not automatically price acreage near El Reno or a property near Piedmont with different utility. Drone images may show the setting, but they do not establish boundaries, easements or ownership.
Useful starting points include Canadian County property and mapping resources and Oklahoma’s official water-well records where applicable. Public records support research; they do not establish a sale price or replace a survey, inspection, title work, municipal confirmation or property-specific verification.
For a useful CMA, share the address, land and structure details, utility systems, improvement history and preferred timeline. Request your free home valuation to discuss full-service representation for a flat $4,995 listing fee.

Canadian County seller questions
Is this an MLS-entry-only service?
No. The listing service includes pricing, professional photography, a Matterport 3D Virtual Tour for qualifying listings, drone coverage when appropriate, MLS marketing, showing coordination, offer negotiation and support through inspections, appraisal and closing.
Does $4,995 cover every selling cost?
No. Buyer-broker compensation, closing expenses, agreed concessions and other transaction costs are separate. Review the listing agreement and property eligibility with Michael.
Is a CMA an appraisal?
No. It is a comparative market analysis for planning a listing price, not a formal appraisal or guaranteed sale price.
PREVIEW BEFORE THE DRIVE
Help buyers preview a Canadian County property remotely
When properties are spread across the county, a detailed online preview can help a buyer understand the interior before planning a visit. Matterport provides room-to-room navigation, 360-degree viewing and layout perspectives that ordinary listing photos do not provide.
For qualifying listings, the tour is included in the $4,995 full-service package. The Matterport model explains the captured interior; surveys, property records and verified documents remain the sources for boundaries and acreage.

A SELLER SITUATION TO THINK THROUGH
A Canadian County property with acreage and multiple improvements
Educational scenario—not a description of a past client or sale.
Consider a homeowner preparing to sell acreage with a residence, a shop, a private well and an access question. Begin with property records, any survey, recorded agreements and system records, then direct unresolved boundary, access or title questions to the appropriate professional. A map, aerial image or fence line should not become a promise about ownership or legal access.
Michael would use comparisons with similar setting and utility, organize verified facts for the home, land and structures, and plan photography or appropriate drone coverage around what buyers need to understand. Matterport may clarify the residence for a qualifying listing, but it does not document acreage or improvements outside the captured space. Raise record gaps early so marketing, inspections, appraisal and title work are not working from different assumptions.
Organize title questions and closing milestones.
