Before listing, discuss your goals, the condition of your home and the competing properties buyers will consider. After launch, review showing feedback and offers. Once under contract, Michael helps you navigate inspection requests, appraisal questions and the steps to closing.
Flat fee versus a percentage-based listing fee
The listing fee is $4,995 for eligible properties under the listing agreement. A percentage fee varies with the sale price. Compare both the fee and the services included; fees are negotiable and no percentage is required.
On a hypothetical $400,000 sale, a 3% listing-side fee is $12,000. The difference from $4,995 is $7,005. This example excludes buyer-broker compensation and other selling costs. At lower sale prices, the flat fee may exceed the percentage being compared.
What costs are separate?
Buyer-broker compensation, title and closing charges, loan payoff, taxes, repairs and any agreed concessions are separate. Your contract and actual closing statement determine the total. Read the Oklahoma seller-cost guide.
Is this limited-service MLS entry?
No. This is full-service seller representation. An MLS-entry-only package may leave negotiations and transaction coordination to the owner. Compare those responsibilities in our FSBO guide.
